01, About this service

Beverly Hills outdoor entertaining runs on built-in luxury grills, and we keep them running.

Outdoor entertaining is structural to how Beverly Hills households use their homes. The estates we service in Trousdale, the Flats, Holmby Hills, and the Beverly Hills Post Office area are designed around outdoor kitchens that anchor pool decks, terraces, and rear gardens. The grill at the center of those kitchens is rarely a freestanding cart, it's a built-in luxury unit dropped into a stone or stucco enclosure, integrated with side burners, warming drawers, outdoor refrigeration, and often a power burner or pizza oven. When that grill goes down before a Friday evening or a Sunday brunch, the household needs it back online today, not next week.

The luxury BBQ market in Beverly Hills concentrates around a specific group of brands. Lynx Professional Series, including the L54PSR with rotisserie and the Asado plancha cooktop, leads the calendar in Trousdale and the higher-end estate rebuilds. Alfresco ALXE shows up across the Flats and BH Post Office area. Twin Eagles TEBQ36R and TEBQ54R appear in the country-club-adjacent installations and the Holmby Hills estates. Viking Outdoor (VGBQ series), Wolf Outdoor (OG series), DCS by Fisher & Paykel, Hestan, and Fire Magic Aurora round out the mix. The infrared specialists, TEC Sterling FR, TEC Patio FR, and Solaire, show up most often in the homes where the chef or homeowner is serious about searing. We're factory-trained on all of these, and we carry the most-needed igniters, burners, valves, and rotisserie motors on the truck.

This page is for built-in luxury BBQ specifically. If you have a freestanding cart-style grill, Weber, Char-Broil, mid-tier Napoleon, see BBQ grill repair, our general hub. If your outdoor kitchen also includes a refrigerator, ice maker, or wine cooler that's down, the relevant service hubs cover those: outdoor refrigerator repair and wine cooler repair. The point of this page is the grill at the center of your Beverly Hills outdoor kitchen, and the fastest way to get it back online.

Licensed in California (BHGS #A49573) and EPA 608 Universal certified (#1346255700410) for sealed-system refrigeration work.

02, The failure tree

Built-in BBQ failures we see in Beverly Hills.

Luxury built-in BBQ grills fail along a predictable failure tree. We work the cheap and common items first, then escalate. Roughly 80% of Beverly Hills calls resolve in the first three failure modes below; the rest are gas-train or infrared-specific repairs that need brand-specific expertise.

1. Igniter failure (most common)

Single most common no-light call we run in BH. Lynx uses the Quikliter spark module; Alfresco runs an integrated piezo-and-spark assembly; Twin Eagles uses flame-thrower modules; Wolf and Viking use battery-powered hot-surface igniter packs. The failure pattern is consistent across brands, moisture migrates into the igniter compartment over 4 to 7 years, corrodes the electrode, the spark gap, or the wire harness, and the burner stops lighting reliably. We test with a meter before quoting parts. About a quarter of igniter calls resolve at the electrode-cleaning stage with no part replacement; the rest need a module swap. Truck-stocked across the brands above.

2. Burner corrosion or blockage

Stainless burners on Lynx Trident, Alfresco ALXE, Twin Eagles, and Viking last 6 to 10 years before tube corrosion at the venturi end starts producing uneven flame patterns or yellow tipping. Symptoms: one burner runs colder than the others, flame pattern is uneven across the tube, or you see soot accumulating on the cooking grates above one zone. We pull the burner, inspect the tube and venturi, clear spider blockages (a real cause on outdoor grills that haven't been used through the winter), and replace the tube if the corrosion has gone past the point of cleaning. OEM-only on luxury builds, generic substitutes hot-spot and void warranty.

3. Gas valve stuck open or closed

The brass control valves on luxury built-ins are over-engineered but they do fail, typically the valve stem seizes from carbon build-up at the orifice end, or the spring-loaded safety mechanism on a Viking or Wolf valve gets gummed up from grease infiltration. Symptoms: the knob turns but the burner doesn't respond, or worse, the valve stays partially open even when the knob is in the off position (a safety issue). We pressure-test the manifold, identify the failed valve, and replace as a unit. Lynx, Alfresco, Twin Eagles, Viking, Wolf, and DCS all use brand-specific valve geometries; OEM only.

4. Temperature inconsistency (thermometer + valve combo)

"The grill won't hold temperature" is a diagnostic that combines two separate failures: the cabinet thermometer reading drifting (mechanical or digital probe) and the valve flow becoming non-linear (carbon-fouled orifice). We diagnose both. About 60% of "temperature problem" calls in BH trace to a fouled or failed thermometer probe, the actual cooking temperature is fine, the gauge is wrong. The other 40% is a valve flow issue that requires manifold work. We don't replace expensive parts based on the gauge alone, we put a calibrated probe in the cabinet to verify the actual temperature first.

5. Rotisserie motor

Rotisserie motors on Twin Eagles, Lynx, Alfresco, Viking, and Wolf live directly above the rotisserie burner where grease aerosol settles into the gear housing over 8 to 10 years. Two failure modes: gear-drive seizure (motor doesn't spin under any load) and brush wear (motor spins under no load but stalls under a 10-pound prime rib). We test under load before quoting. Replacement is the most common path, most rotisserie motors aren't economically rebuildable.

6. Infrared burner failure (TEC, Solaire, specialty)

TEC Sterling FR, TEC Patio FR, Solaire, and Lynx ProSear infrared burners use a ceramic radiant tile that pressurizes during operation. When you hear a popping or swooshing sound, or the heat output drops noticeably, the ceramic has cracked. There is no field repair, these burners are sealed assemblies that get replaced as units. TEC and Solaire share a common Sterling-pattern burner family (SOL-TEC-STBAS) that we carry on the truck. Lynx ProSear is a different geometry, OEM-only. Replacement runs $380 to $680. Honest diagnostic: if the tile is cracked, replacement is the only path; we don't pretend otherwise.

7. Grease management blockage

Built-in grills generate significant grease, and they're designed with a slide-out drip tray and a grease drain that channels rendered fat into a collection cup or a sealed disposal pan. When the drip tray slides seize, the drain holes clog, or the drain channel rusts through (more common on units 12+ years old), grease accumulates inside the cabinet base where it becomes a fire risk and an odor source. We see this most often on grills that haven't had a service-and-clean in 3+ years. Full service-and-clean, degreasing the cabinet, clearing the drain, lubricating slides, inspecting all gas connections, is a defined service we run for $320 to $520.

8. Regulator and gas-train

Less common but more important. The regulator on a built-in BBQ controls gas pressure from the supply (natural gas line or LPG tank) to the manifold. A failing regulator produces low flame across all burners simultaneously, a pattern that's diagnostically distinct from a single-burner valve issue. We pressure-test the manifold with a manometer to verify regulator output is within spec. On natural-gas hard-piped builds in Beverly Hills (almost all of them), regulator replacement is straightforward; we coordinate with the household's gas service if a shutoff valve isn't accessible.

04, How Beverly Hills service is different

What makes Beverly Hills BBQ service different.

Beverly Hills households operate on a different schedule than the rest of our service area. The grill is rarely the homeowner's direct concern, the call comes from the estate manager, the household chef, or the property manager who runs the residence. The diagnostic conversation starts with "we have 18 for dinner Saturday and the rotisserie won't turn" rather than "my BBQ is broken." We're used to that. Our dispatcher routes Beverly Hills event-prep calls to the front of the queue when the household tells us there's a hard deadline.

Pool-house and pavilion BBQ setups are common in Trousdale and Holmby Hills, secondary outdoor kitchens that get heavy weekend use during entertaining season and lighter use through the winter. We service these on the same call as the main outdoor kitchen when the household asks; one truck visit, both setups inspected and repaired. Our techs are factory-trained on the brands listed above and we don't substitute generic parts on luxury builds without your explicit approval.

Discretion matters in Beverly Hills. We arrive in low-profile vehicles when the home requests it, work directly with the estate manager or chef without disturbing the household, and clear the work area completely before we leave. Estate managers and household chefs in Trousdale, the Flats, Holmby Hills, and the BH Post Office area know us by name; we've been on these properties for years. Same-day service is standard; written estimates before any parts are quoted; OEM parts on luxury builds.

05, Recent repairs

Recent Beverly Hills BBQ repairs.

Four representative service calls from the Beverly Hills calendar, model, neighborhood, symptom, diagnosis, repair, and cost. Names and addresses omitted; the technical scenarios are typical of what we see in each neighborhood.

Lynx L54PSR, Trousdale Estates

Symptom: Rotisserie wouldn't spin; estate manager flagged it Friday morning before a Saturday-evening dinner for 14.

Diagnosis: Rotisserie motor gear-drive seized from accumulated grease ingress over 9 years of weekly use. Igniter modules tested clean; main burners healthy; ProSear infrared had visible tile wear but still functional. Recommended ProSear replacement on a follow-up visit and authorized rotisserie-motor replacement immediately.

Repair: Lynx OEM rotisserie motor replacement, slide-rail re-lubrication, full burner inspection and grease-tray clean.

Cost & time: $360 total. Same-day Friday afternoon. Saturday dinner went forward as scheduled.

Alfresco ALXE-42, Beverly Hills Flats

Symptom: Three of six main burners wouldn't light; piezo clicking on all three but no flame.

Diagnosis: Integrated igniter assembly partially failed, two electrodes had carbon fouling, one electrode had a broken ground wire. Burner tubes tested clean; gas manifold pressure was within spec. Determined the failure was electrode/wiring, not the spark module itself.

Repair: Cleaned two electrodes, replaced one electrode wire harness, verified spark gap on all six burners, pressure-tested manifold.

Cost & time: $215. 75 minutes on-site. No major parts replacement needed.

Twin Eagles TEBQ54R, Holmby Hills

Symptom: "Grill won't hold temperature." Cabinet thermometer reading 350°F when set for 500°F.

Diagnosis: Cabinet probe-thermometer drift, actual cabinet temperature, measured with a calibrated probe, was 485°F (close to setpoint). The integrated thermometer probe had drifted out of calibration after 11 years. Gas valves and burner flow tested within spec. No actual temperature failure; the gauge was lying.

Repair: Twin Eagles OEM thermometer probe replacement, calibration verification with reference probe, full burner inspection.

Cost & time: $245. 60 minutes on-site. Saved the household a $1,200+ unnecessary valve-manifold rebuild.

TEC Sterling FR, Beverly Hills Post Office area

Symptom: Popping sound during preheat; one of three infrared burners noticeably cooler than the other two.

Diagnosis: Ceramic radiant tile cracked on the right-hand burner, classic TEC failure mode at year 8. Other two burners tested clean and within heat-output spec. Igniter modules clean; gas-train pressure within spec. No other faults found.

Repair: Replaced the cracked SOL-TEC-STBAS infrared burner with truck-stocked OEM-equivalent unit, pressure-tested gas connections, verified ignition and heat output across all three burners.

Cost & time: $480. Same-day, completed on the diagnostic visit.

07, FAQ

BBQ grill repair, Beverly Hills FAQ.

What's the most common reason a built-in BBQ won't light in Beverly Hills?

Igniter failure, by a wide margin. About 55% of the no-light calls we run in Beverly Hills trace to a failed spark module, a corroded igniter electrode, or a broken igniter wire. The estate-grade outdoor kitchens up in Trousdale and Holmby Hills tend to live near pool decks and irrigation, and the moisture finds its way into the igniter compartment over a 4 to 7 year window. The fix is usually a $150 to $280 part-and-labor swap done in one visit. We carry Lynx Quikliter modules, Alfresco igniter kits, Twin Eagles flame thrower modules, and Wolf-pattern igniter assemblies on the truck. Before we quote a part we test the existing module with a meter, sometimes it's just a corroded ground wire or a fouled electrode that cleans up without a part replacement, and we say so.

Do you service Lynx Asado, L54PSR, and the Professional Series in Beverly Hills?

Yes, Lynx is the single most common grill we service in BH built-in outdoor kitchens. The L54PSR (54-inch with rotisserie) and the Asado plancha cooktop both share the same internal valve manifold and the same Quikliter igniter architecture, so the failure tree is similar. Common service items at the 6-to-9 year mark: ProSear infrared burner ceramic cracking, Trident burner tube corrosion at the venturi end (especially on coastal-influenced installations on the West side of BH closer to the canyons), rotisserie motor brushes wearing through, hot-surface igniter modules, and the under-burner drip-tray slide rails seizing from grease build-up. Lynx parts come through authorized distribution, common items truck-stocked, less common items 1 to 3 day lead. We don't substitute generic burners for Lynx OEM on Professional Series builds; the burner geometry is engineered for the venturi spacing and substituting wrong-spec parts causes hot-spotting and warranty issues.

My TEC Sterling FR infrared burner makes a popping sound, is it dead?

Probably yes, and we say this honestly to homeowners every time it comes up. TEC's infrared technology uses a ceramic radiant tile that pressurizes during operation; when you start hearing a popping or swooshing sound, that means the ceramic has cracked and the burner can no longer maintain internal pressure. Once the ceramic tile cracks, the burner's heat output drops dramatically and the cooking surface develops cold spots. There is no field repair, the burner is replaced as a sealed assembly. TEC Sterling FR, Patio FR, and Sterling II/III all use the same SOL-TEC-STBAS family burner (also branded by Solaire as a compatible replacement). We carry one of these on the truck because they're the most-replaced infrared burner in the LA luxury grill market. Replacement runs $380 to $680 depending on whether it's a single-burner or G-Series multi-burner unit. The diagnostic is honest: if the tile is cracked, replacement is the only path.

How much does a Beverly Hills BBQ grill repair cost?

Diagnostic is $120, applied toward the repair when you approve work. Typical built-in BBQ repairs by component: igniter module or electrode $150 to $280; main burner replacement (one tube, OEM) $220 to $420; gas valve replacement (single zone) $280 to $520; rotisserie motor replacement $220 to $380; infrared burner replacement on TEC, Solaire, or Lynx ProSear $380 to $680; full service-and-clean (multi-burner, deep degrease, igniter check, regulator test, gas-line leak check) $320 to $520. Premium-brand parts uplift is real, a Twin Eagles or Alfresco burner runs 30 to 50% above an equivalent Fire Magic burner because of OEM authorized distribution pricing. We provide a written estimate before any work begins and we won't substitute generic parts on luxury builds without your explicit approval.

Can you do a discreet same-day visit for an event prep?

Yes, this is most of our Beverly Hills calendar in season. A typical scenario: estate manager calls Friday morning, dinner for 14 on Saturday night, the chef tested the grill and the rotisserie won't spin or one of six burners won't light. We dispatch from our West Hollywood territory, usually arrive within the same business window, and complete the repair in one visit when the part is on the truck. Our techs roll up in unmarked or low-profile vehicles when the home requests it, work directly with the estate manager or chef, and stay out of the household's way. We've done event-prep service through the gate at Trousdale, the Flats, and Holmby Hills for years. Call us, tell the dispatcher it's an event-prep call and we'll prioritize the route.

Do you service the rotisserie motor on Twin Eagles and Viking outdoor grills?

Yes. Rotisserie motors fail in two patterns. The first is gear-drive seizure from grease ingress, the motor housing on Twin Eagles TEBQ36R and TEBQ54R, on Viking VGBQ-series, and on the Wolf Outdoor OG units sits directly above the rotisserie burner where airborne grease aerosol settles into the housing over 8 to 10 years. The motor stops mid-cook or refuses to start cold. Replacement runs $220 to $380 for the motor and labor. The second pattern is brush wear on units that get heavy use, country-club-style entertainers on Trousdale who run the rotisserie weekly will see brush wear at the 5 to 7 year mark, manifesting as the motor turning under no load but stalling under a 12-pound prime rib. We carry the most common rotisserie motors (Twin Eagles, Viking, Lynx, Alfresco) on the truck.

Built-in vs freestanding, what's different about repair?

Three things. First, access. A built-in grill is dropped into a stone or stucco enclosure, often with adjacent drawers, side burners, and warming cabinets sharing the gas manifold. Pulling the grill for service usually means temporarily lifting it out of the cutout, supporting the gas line, and protecting the surrounding cabinetry. Freestanding grills roll out from under their cover and the work is done in 20 minutes less. Second, gas-line architecture. Built-ins typically have hard-piped natural gas with a manifold servicing multiple devices in the outdoor kitchen, burners, side burner, rotisserie infrared, sometimes a power burner or wok station. Diagnostics for a 'one burner won't light' issue on a built-in has to consider whether the issue is the burner itself, the dedicated valve, or upstream in the manifold. Freestanding is simpler, single regulator, single manifold. Third, parts compatibility, premium built-in brands (Lynx, Alfresco, Twin Eagles, Wolf, Viking, DCS, Hestan) have proprietary burner geometry and igniter architectures that don't substitute with generic parts. Freestanding mid-tier brands have more universal parts. We approach the two builds with different diagnostic protocols.

How long does a Lynx, Alfresco, or Twin Eagles built-in grill last?

Properly maintained, 15 to 20 years on the cabinet and chassis; 7 to 12 years on the consumable internals (burners, igniters, gas valves, rotisserie motor). The brands we service most in Beverly Hills, Lynx, Alfresco ALXE, Twin Eagles TEBQ36R and TEBQ54R, Viking VGBQ, Wolf Outdoor OG, DCS by F&P, Hestan, Fire Magic Aurora, are all built on 304-grade stainless cabinets with serviceable internals designed for component replacement. The economics of replacing burners and igniters at year 8 and again at year 14 versus replacing the whole grill is overwhelmingly in favor of repair on these builds. A new Lynx Professional 54-inch built-in is $14,000 to $18,000 installed in current pricing; a full burner-and-igniter rebuild on a 10-year-old unit runs $1,200 to $2,400 and gives you another 7 to 10 years. We tell homeowners this honestly, if the cabinet structure is sound and the gas-train is safe, repair almost always beats replacement on luxury BBQ builds.

Do you service Solaire infrared grills?

Yes, Solaire is one of the two infrared specialists we service most often in Beverly Hills (TEC is the other). Solaire's infrared burners are the focal point of the product, and they fail in the same pattern as TEC: ceramic tile cracking after 6 to 10 years of use, sometimes earlier on units that get heavy weekly use or that get rinsed with water (water and infrared ceramics don't mix; thermal shock cracks the tile). Solaire's all-stainless cabinet construction holds up exceptionally well, so the typical Solaire repair is the burner itself plus an igniter cleanup. Replacement runs $380 to $680 for the burner. Solaire's parts chain is direct from the manufacturer; we have current ordering relationships and most parts arrive within 2 to 4 business days when not truck-stocked.

What neighborhoods in Beverly Hills do you cover?

All of Beverly Hills 90210, 90211, and 90212, plus the Beverly Hills Post Office area (90077 zip running into Bel Air territory). Trousdale Estates is heavy in our calendar, most of the post-1990 estate rebuilds up there have Lynx or Alfresco built-in outdoor kitchens. The Flats (the residential grid south of Sunset between Doheny and Beverly Drive) runs more Wolf, Viking, and DCS in renovation kitchens from 2010 onward. Holmby Hills (technically just north of BH proper but commonly grouped with the BH luxury market) skews toward Twin Eagles, Hestan, and the high-end Lynx Professional builds. Beverly Hills Post Office area straddles BH and Bel Air with a similar mix. Same-day service across all of these from our West Hollywood dispatch territory.

Built-in BBQ down before the weekend? Same-day service in Beverly Hills.

$120 diagnostic, applied toward the repair. Lynx, Alfresco, Twin Eagles, Wolf, Viking, TEC, Solaire, Fire Magic, DCS, Hestan, factory-trained on the luxury built-in market. Dispatching from our West Hollywood territory.
