01 Β· What we do

Outdoor living in Southern California is not a season. It's most of the year.

We service equipment that runs in November and runs in March because the weather is 68 degrees and there's no reason not to. That changes how outdoor appliances fail and how we work on them.

The pattern we see across Beverly Hills, Bel Air, Malibu, Pacific Palisades, Newport Beach, and the Calabasas hillsides: built-in grills get used 6 to 8 months a year, gas fireplaces get used three months a year and then forgotten, patio heaters live outside year-round and corrode quietly. Each of these has its own typical failure mode. None of them are mysterious. Most are $200 to $600 fixes if you catch them before the part takes something else with it.

Outdoor appliances are not indoor appliances installed outside. The equipment is built differently. Sealed electrical compartments, gaskets rated for thermal cycling, condensers spec'd for 110Β°F ambient, brass burner hardware that resists corrosion, glass-ceramic surfaces with UV-stable bonding. The service approach is different too. We diagnose the install context (coastal salt aerosol, inland summer heat, garage exposure) before we diagnose the part, because the install context tells us what failed and what's about to fail next.

01.5 Β· Where you are matters

Coastal and inland outdoor service run on different calendars.

The same Lynx grill running in Carbon Beach and the same Lynx grill running in Hidden Hills will show different failure patterns on different schedules. Coastal exposure (Malibu, Pacific Palisades, Newport Coast, Manhattan Beach) accelerates burner corrosion, igniter electrode oxidation, and condenser fouling on outdoor refrigerators. We recommend service every 6 months for coastal installations, vs. annually for inland.

Inland properties (Hidden Hills, Calabasas, Beverly Hills proper, Pasadena foothills, Thousand Oaks, Conejo Valley) face a different stress profile. Summer ambient runs 95 to 105Β°F on July and August afternoons, which pushes outdoor refrigerator compressors to the upper end of their operating envelope. Year 4 to 6 is when condenser fan motors start failing on inland installs because they've been running at peak load every summer. We adjust service intervals based on your address. A Carbon Beach maintenance schedule is not the same as a Hidden Hills maintenance schedule.

Built-in Grills

The most common failures we see on premium grills, in this order: igniter battery dead (the 9V in the battery tray that nobody knows about, on Lynx Professional E-series and Sedona), spark module failed, burners corroded through, regulator dropped pressure, gas valves stuck after long inactivity. A 2008-era Lynx Professional E36 with no spark on any zone is almost always the battery, $5 fix that gets diagnosed as a $400 ignition system replacement by techs who don't know the model. We see this every week.

Gas Fireplaces

Heat & Glo, Heatilator, Majestic, Valor, Mendota, Lennox Hearth, Kingsman

In SoCal, gas fireplaces sit unused for 9 months a year and fail the first cold night in November. Most common: thermocouple oxidized after sitting (won't hold pilot), spider built a web in the pilot orifice (clogs gas flow), remote receiver lost battery charge, thermopile weak (can't drive valve). Honest field truth: 70% of "fireplace doesn't work" calls in October are one of these four issues. None of them are catastrophic. All of them are $150 to $350 repairs.

Patio Heaters

Bromic, Infratech, Fire Sense, AEI Sunpak, SunStar

Permanent-mount patio heaters on Beverly Hills and Malibu patios run on natural gas plumbing. They live outside year-round, get rained on, and the thermocouple corrodes. The Bromic Tungsten BH8280036 thermocouple is a $36 to $80 part depending on supplier. Replacement takes 30 minutes. Customers who didn't know the part exists get told they need a new heater. We replace the thermocouple and the heater works for another 5 years.

Outdoor Refrigerators & Ice Makers

Sub-Zero outdoor series, U-Line, Perlick, Lynx, Hestan, True residential outdoor, Viking outdoor

Outdoor-rated refrigerators are not just regular fridges in a cabinet. They have sealed-system specifications, gasket compounds, and condenser placements built for high ambient temps and humidity swings. EPA 608 required for any refrigerant work, and we have it. Common failures: condenser fan motor seized after 4 to 6 years, door gasket compressed flat (won't seal in summer heat), evaporator drain blocked, compressor short-cycling on heat. We do not service supermarket multiplexed rack systems; those need a C-38 specialty contractor.

Outdoor Kitchen Components

Vent hoods, side burners, warming drawers, pizza ovens

Side burners on built-in outdoor kitchens fail like residential cooktops: orifice blocked from cooking spillover, igniter clicks but no spark (battery), gas regulator at the line. Warming drawers (Wolf outdoor WWD30, Lynx LWD30) fail on element or controller. Pizza ovens (Mugnaini gas, Forno Bravo gas conversion, Ooni outdoor): we service the gas-fired models. We don't do new outdoor kitchen construction; we service what's installed.

Beverly Hills Β· Lynx Professional E48 built-in, 2010 install

Owner called Tuesday morning, no spark on left zone. Tech checked battery in tray: dead. Replaced 9V (OEM 80489), spark restored. Total: $120 diagnostic, no parts charge, waived because the issue was the battery and we always waive when the fix is that small. Customer got 6 more years out of the grill.

Malibu Β· Bromic Tungsten Smart-Heat permanent gas heater, 2021 install

Five heaters across the patio, only one wouldn't light. Thermocouple BH8280036 oxidized from salt air. Replaced thermocouple, tested, working. Total: $120 diagnostic + $80 part + 30 min labor = $260 all-in. Customer asked about the other four and we did preventive thermocouple inspection on all of them. Three were within a season of failing. Replaced all preemptively.

Pacific Palisades Β· Heat & Glo SL-550TR direct-vent fireplace, 14 years old

Won't stay lit. Thermocouple test showed 12 mV (needs 18+ mV to hold valve). Replaced thermocouple and pilot generator together; they age together, and replacing one and not the other is a callback in 6 months. Tested pilot stable, main burner ignition, remote function. Total: $385.

Bel Air Β· Sub-Zero 424 outdoor refrigerator under-counter, 7 years old

Not cooling, ambient 92Β°F outside. Condenser fan motor seized, common at 5 to 7 years on outdoor units due to dust load. Replaced fan motor, cleaned condenser coil, tested. Pulldown to 38Β°F in 3 hours. Total: $620.

04 Β· What we don't do

Honest scope. Knowing the boundary is part of being a real practitioner.

We don't do everything outdoor.

  • New outdoor kitchen construction. We service what's already built. For new builds we work with several outdoor kitchen contractors and can refer.
  • Wood-burning fireplaces or wood-fired ovens. SCAQMD Rule 445 restricts new wood-burning installations across most of LA, OC, Riverside, and San Bernardino. Most retrofits these days are gas conversions, and we do those.
  • Solar pool heating, outdoor pool equipment, spa equipment. Different trade. We refer.
  • Outdoor lighting, audio, irrigation. Different trades. We do appliances.
  • Supermarket multiplexed rack refrigeration with remote condensers. Specialty trade requiring C-38 license. We do reach-in and undercounter outdoor refrigerators only. For commercial walk-in cold storage see commercial refrigeration.

This is not a weakness. Property managers and premium homeowners value contractors who know their limits and refer to the right specialist. Generic "we do everything outdoor" is marketing fiction.

Yes. These are our most common premium brand calls. We carry Lynx igniter modules, Fire Magic burner kits, DCS regulators, and Twin Eagles control valves on the van for most repair scenarios.

My Bromic patio heater won't light. What's the typical cause?

80% of the time it's the thermocouple (model BH8280036 on Tungsten Portable units), which corrodes from salt air on coastal patios. $36 to $80 part, 30-minute repair. The other 15% is the gas regulator, 5% is the ignition module.

Do you do gas conversions for old wood-burning fireplaces?

Yes. SCAQMD Rule 445 restricts new wood-burning across most of SoCal, so most retrofits we see are gas conversions. We install new gas inserts in existing fireplace openings (Heat & Glo, Heatilator, Majestic). We don't do the masonry work; we partner with masons for that.

Are you EPA 608 certified for outdoor refrigerator work?

Yes. EPA 608 Universal certification (#1346255700410) covers all refrigerant types we encounter in outdoor refrigerators (R-134a, R-290 in newer Sub-Zero outdoor units, R-600a in some U-Line models). Most outdoor-only repair shops aren't certified for this work.

What's your warranty?
