Washer Not Spinning

A failed drum bearing, worn shock absorbers, a broken drive belt, or an out-of-balance load sensor. On LG and Samsung front-loads, the drum bearing is the most common long-term failure, it produces a grinding sound before the drum eventually stops. We diagnose before recommending the repair scope.

Washer Not Draining

A clogged drain pump filter (most front-loads have an accessible filter at the lower front, often overlooked) or a failed drain pump. Check and clean the filter first, it's the single most common cause of drainage problems and resolves without any parts. If the filter is clear, the pump has failed.

Door Boot Gasket Mold

The rubber seal around the front-load washer door accumulates moisture and mold, especially in closed laundry closets without ventilation. LA's mild, moist climate makes this worse than in drier cities. Cleaning with diluted bleach and keeping the door ajar after each cycle prevents it. Dryer Takes Too Long

Loud Noise During Washing

Drum bearings wearing out produce a rumbling or grinding sound that worsens over time. Foreign objects (coins, zippers, bra underwires) caught in the drum or pump produce rattling or grinding. "Dryer runs all night and clothes still damp"

Severely kinked vent duct, the flexible duct behind the stack had been compressed when the units were installed and was running at roughly 20% of its rated diameter. The dryer was producing full heat but moisture had nowhere to go. The dryer had been running this way since installation, likely years before the current tenant.

Partially unstacked the dryer to access the vent connection, replaced crushed flexible duct with rigid elbow + short flexible section correctly routed with no kinks. Tested with moisture meter, humidity at vent termination confirmed proper exhausting. Customer noted clothes were dry in one cycle for the first time since moving in.

"Washer smells terrible, getting worse every week"

Severe mold accumulation in the door boot gasket and drum interior of a Newport Beach condo unit. Clogged drain pump filter. The Bosch 800 Series front-load has a filter access panel at the lower front, it's designed to be user-serviceable, but most people don't know it exists. The filter was completely blocked with lint, fabric fibers, and a sock fragment. Zero flow to the drain pump.

Cleaned the drain pump filter thoroughly, removed the debris blocking flow. Ran a drain cycle to confirm pump was functional (it was). 20-minute call. Showed customer where the filter is and how to clean it monthly, this is the single most effective maintenance step for any front-load washer, and it's rarely in the owner's manual as prominently as it should be.

"Dryer shows F and won't finish a cycle"

Heat pump dryer fault on a Miele ventless unit in a Thousand Oaks townhome, the F error on this Miele model indicates a heat exchanger blockage or condenser issue. The condenser (which collects moisture from the drum air) had a significant lint buildup that was preventing efficient heat exchange. Miele heat pump dryers have a condenser cleaning indicator that the customer had dismissed as a "maintenance reminder."

Removed and thoroughly cleaned the condenser assembly, significant lint accumulation despite only 2 years of use (high-lint household fabrics). Reset the maintenance counter.
