01, About This Service
Most commercial dryer failures are vent problems first. The ones that aren't are a fire risk if ignored.
Here's a fact that surprises most commercial laundry operators: approximately 80% of the "dryer not heating" calls we receive in commercial laundry rooms are actually vent restriction issues, not heating element or component failures. A clogged exhaust vent causes the dryer to overheat, trip its thermal protection, and shut down heat output. The symptoms look identical to a heating element failure but the fix is a vent cleaning, not a parts replacement. We check the vent before diagnosing components every time.
The reason we're direct about this is the flip side: the 20% of cases that are actual component failures combined with a clogged vent are a genuine fire risk. According to NFPA data, dryers cause approximately 15,000 home structure fires per year in the US, with lint buildup and failure to clean vents being the leading contributing factor. In commercial settings running 15–20 cycles per day, lint accumulates faster and the risk compounds. A burning smell or dryer running unusually hot is not something to work around.
We offer both services: mechanical repair for component failures, and commercial dryer vent cleaning as a standalone service. Same-day across LA, Orange, Ventura, San Bernardino, and Riverside counties, eight service territories total. Speed Queen and Huebsch parts are carried on service vehicles. For Dexter, Continental Girbau, UniMac, and Maytag Commercial, we source parts same-day through commercial laundry distributors. BHGS #A49573.
A burning smell from a commercial dryer is a fire safety signal, not something to complete a cycle through. Turn off the dryer immediately. Check the lint screen and vent for blockage. If the vent appears clear and the smell persists, call (424) 325-0520 for emergency service. Do not restart the dryer until the cause is identified.
02, Two Services We Offer
Mechanical repair when a component fails. Vent cleaning when lint and restriction are the problem.
When a component has actually failed
The dryer has a broken part, heating element, thermal fuse, thermostat, drive belt, motor, drum bearing, or door switch. We diagnose, quote, and repair.
- Heating element failure (electric dryers)
- Gas valve or igniter failure (gas dryers)
- Thermal fuse blown (often from vent blockage)
- Drive belt broken, drum not turning
- Motor failure, no drum movement or no blower
- Drum bearing, grinding or squealing on spin
- Door switch, dryer won't start
- Control board or timer fault
When lint buildup is the root cause
The dryer mechanically functions but restricted airflow is causing slow drying, overheating, and eventually component failure. Vent cleaning resolves it and prevents recurrence.
- Slow drying / multiple cycles needed
- Dryer running hot but not drying
- Thermal fuse blowing repeatedly
- Exterior vent cap not opening freely
- Overdue cleaning (12+ months since last)
- Long duct runs with multiple bends
- Post-repair cleaning included standard
- Multi-dryer building visits available
03, Fire Safety & Dryer Vents
Why commercial dryer vent cleaning is a safety requirement, not just a performance service
Lint is highly flammable. Commercial dryers produce it faster than residential units.
The National Fire Protection Association documents approximately 15,000 dryer fires annually in the US, lint failure to clean is the leading factor. Residential dryers running 1–2 loads per day accumulate lint slowly. A commercial dryer in a laundromat running 18 cycles per day produces the equivalent lint accumulation of weeks of residential use in a single day. The duct runs in SoCal apartment buildings, LA mid-rise, Long Beach high-rise, OC condos, IE multi-unit residential, are often long and complex with multiple 90-degree bends through walls and floors that trap lint at each turn.
The failure sequence is predictable: lint accumulates in the duct, restricts airflow, dryer overheats, thermal fuse blows. The first sign is usually slower drying times. The operator replaces the thermal fuse (or calls us to replace it), and the cycle repeats faster, because the underlying vent restriction is still there. We always inspect and recommend cleaning when we replace a thermal fuse, because a blown fuse is almost always a symptom of vent restriction, not a standalone component failure.
04, Before You Call: Quick Diagnostic Guide
Check these four things first, you may save a service call
80% of commercial dryer "not heating" calls are vent issues. Check these before calling.
Clean the lint screen completely. A heavily loaded lint screen alone can restrict airflow enough to cause slow drying and overheating. Remove the screen, clear all lint, and reinstall. Run a short cycle and check if performance improves.
Check the exterior vent cap. Go outside and find where your dryer vents to the exterior, typically a louvered cap on the building wall or roof. Start the dryer and check that the louvers are opening and you can feel strong airflow. A vent cap that won't open or has weak airflow confirms duct blockage.
Feel the exhaust vent hose temperature. The flexible duct behind the dryer should feel warm but not hot during operation. If it's extremely hot or you can smell burning lint, stop the dryer, vent restriction is likely and the situation is a fire risk.
Note whether it's "no heat at all" or "slow/insufficient heat." True heating element or thermal fuse failure produces no heat at all, the drum tumbles but clothes come out cold. Vent restriction produces reduced or inconsistent heat, clothes are damp after a full cycle, not cold. This distinction helps us diagnose faster and bring the right equipment.
05, Common Failures
What our technicians diagnose in SoCal commercial dryers
Not Heating / No Heat
Electric dryers: failed heating element or blown thermal fuse (if thermal fuse, check vent before replacing, fuse will blow again). Gas dryers: failed igniter or gas valve. We check vent condition before condemning heating components, clogged vents cause thermal fuses to blow and are almost always the root cause.
Slow Drying / Takes Multiple Cycles
Restricted exhaust vent, the most common commercial dryer complaint across SoCal. Lint accumulates in the duct over months, restricting airflow until the dryer needs 2–3 cycles to dry a single load. Vent cleaning alone resolves this in most cases without any parts replacement.
Overheating / Burning Smell
Restricted vent causing heat buildup inside the drum, or a failed cycling thermostat that's allowing the element to stay on beyond its normal cycle. Either way, stop using the dryer. Overheating is both a fire risk and a component damage risk, sustained overheating destroys heating elements and wiring insulation.
Drum Not Turning
Broken drive belt (the most common cause, inexpensive to replace), failed drive motor, or a worn drum bearing. On coin-operated commercial dryers, the drum sees significantly higher cycle counts than residential units, drive belts are consumable parts in high-volume laundromats and need periodic replacement.
Squealing / Grinding Noise
Drum bearing failure or worn drum glides, the felt or plastic supports that allow the drum to rotate smoothly. On commercial front-loaders, bearing failure presents as a deep grinding sound on rotation. Catch it early: a bearing replacement is much less expensive than a repair that includes drum damage from a seized bearing.
Won't Start
Door switch failure (prevents cycle from initiating), coin mechanism issues on coin-operated machines, or a control board fault. For coin-operated dryers, we assess the mechanical dryer systems, the payment mechanism itself may require the coin equipment vendor if it's a payment system electronics failure.

07, Recent Repairs
What our technicians actually fixed recently
"Three dryers running but not getting hot, thermal fuses keep blowing"
Three Speed Queen gas dryers with blown thermal fuses, the operator had been replacing thermal fuses himself every few weeks without addressing the root cause. The fuse protects against overheating, and in all three units, the exhaust venting was significantly restricted with compacted lint. The machines were cycling normally but heat was being trapped inside the drum, tripping the thermal protection repeatedly.
"Stacked dryer unit, bottom dryer works, top dryer no heat"
Failed heating element on the top dryer of a Huebsch stacked washer-dryer unit in a shared laundry room. Stacked units share a common exhaust duct in most LA apartment installations, the duct serves both dryers through a Y-junction. The bottom dryer functioned because its portion of the duct was less restricted; the top dryer's section had accumulated enough lint to cause thermal fuse and ultimately heating element failure from repeated overheating.
"Dryer drum making loud grinding noise, won't run a full cycle"
Failed rear drum bearing on a Dexter stacked commercial dryer in an Anaheim gym laundry room, the bearing had been failing progressively for weeks, with staff noting increasing noise but continuing to operate the dryer. By the time we arrived, the bearing had worn enough that the drum was running out of true, creating a loud grinding and occasional thumping as the drum contacted the housing. The gym was running the towel service out of one functional dryer unit.
"Burning smell from laundry room, tenants concerned"
Called in as an emergency by the property manager of a Thousand Oaks apartment building after multiple tenants reported a burning smell from the shared laundry room. On arrival, found one of two Maytag Commercial electric dryers running with a severely restricted exhaust duct, the exterior vent cap had partially failed, blocking the outlet. The dryer was running with almost no exhaust airflow, causing the drum interior to reach temperatures well above normal operating range. Burning lint smell was escaping around the drum seals.

09, Frequently Asked Questions
Commercial dryer repair, what SoCal operators ask us
How much does commercial dryer repair cost?
Commercial diagnostic is $120, applied to the repair or vent cleaning if approved. Most repairs run $150–$450. Heating element, thermal fuse, thermostat, or drive belt is in this range. Vent cleaning runs $120–$200 per dryer. Written estimate before any work begins.
Which areas of Southern California do you cover for commercial dryer repair?
Same-day across Los Angeles, Orange, Ventura, San Bernardino, and Riverside counties, Koreatown, Hollywood, and Long Beach LA-side laundromats and apartment buildings; Anaheim, Garden Grove, and Costa Mesa OC laundromats; Thousand Oaks and Oxnard Ventura; Rancho Cucamonga, Riverside, and Ontario IE laundromats and multi-unit residential. Eight service territories total. Speed Queen, Huebsch, Dexter, Maytag Commercial. BHGS #A49573.
My commercial dryer is taking too long to dry, what should I check first?
Clean the lint screen completely, then check that the exterior vent cap opens freely with strong airflow when the dryer is running. About 80% of slow-drying calls are vent restriction, not heating failures. If the vent is clear and the problem persists, call us at (424) 325-0520.
Is a commercial dryer a fire risk if the vent is clogged?
Yes, documented by NFPA. Dryers cause approximately 15,000 structure fires annually in the US, with lint buildup and failure to clean vents as the leading factor. Commercial dryers running 15–20 cycles per day accumulate lint much faster than residential units. A burning smell means stop the dryer immediately and call us.
Do you offer commercial dryer vent cleaning?
Yes, as a standalone service and as part of repair visits across all five SoCal counties. We use commercial rotary brush equipment to clear compacted lint that basic vacuuming can't reach. $120–$200 per dryer depending on duct length and access. Multi-dryer building visits available.
Do you repair Speed Queen, Huebsch, and Dexter commercial dryers?
Yes. Speed Queen and Huebsch parts carried on the van. Dexter, Continental Girbau, UniMac, and Maytag Commercial sourced same-day through commercial laundry distributors.
How often should commercial dryer vents be cleaned?
Every 6 months for laundromat dryers running 15+ cycles per day. Annually for apartment building dryers in moderate use. More frequently if duct runs are long with multiple bends, common in SoCal apartment installations across LA, Long Beach, OC condos, and IE multi-unit residential. We document vent condition and recommend intervals based on your specific setup.
