Commercial Refrigerator Leaking Water

01 · Why commercial refrigerators leak water

Five sources, ordered by frequency.

1. Defrost drain line clog (the leading cause, year 5+)

During the defrost cycle, ice on the evaporator coil melts and the water has to drain through the cabinet drain line to the evaporator drain pan, a floor drain, or a condensate pump. When the drain line clogs (food debris, mold growth, ice blockage), water backs up and overflows from the cabinet onto the floor or pools inside the box. Year 5+ is typical for first drain clog on restaurant-duty equipment. Clearing runs $200-340 all-in including the $120 diagnostic and 30-60 minutes labor: locate the clog, clear the line (compressed air, drain snake, or chemical depending on access), flush, sanitize the drain pan, verify defrost cycle drains correctly. We see this most often on True T-49 reach-in freezers, Beverage-Air HF reach-ins, and Delfield N-series institutional units.

2. Door gasket compression with humidity infiltration

Worn door gaskets allow warm humid kitchen air to infiltrate the cabinet continuously. The cold cabinet condenses moisture out of the infiltrated air on interior surfaces. Heavy condensation builds up on the cabinet floor, runs to the drain channel, and overflows the drain capacity. Symptom: water inside the cabinet, often pooling on the bottom shelf or floor of the cabinet, plus visible condensation on door surface. Gasket replacement runs $200-360 per door. Frequently overlooked in favor of jumping to refrigerant work.

3. Drain pan overflow / condensate pump failure

Some installations use an evaporator drain pan beneath the cabinet (with auto-evaporation by compressor heat), or a condensate pump that lifts the drain line to a higher floor drain. Overflow occurs when the auto-evaporation can't keep up with humidity load (high-humidity kitchens), or when the condensate pump fails (year 6-9 typical). Symptom: water under the unit or behind it, with the cabinet itself working normally. Pump replacement $260-440. Drain pan service $160-280.

4. Door heater wire failure (glass-door merchandisers)

Glass-door units (display cases, merchandisers) use a heater wire embedded in the door frame to prevent condensation forming on the glass and frame in humid environments. When the wire fails, condensation builds up on the door, drips down the seal, and pools on the bottom of the cabinet or on the floor. Diagnosis: visual confirmation of fogging on glass, multimeter check of heater wire continuity. Replacement runs $200-340 for the wire assembly plus install.

5. Tank or sump cracks (rare, expensive)

Internal water tank or sump cracks (specific to certain prep tables and undercounter units with internal water reservoirs) cause persistent leaks that aren't drain-related. Diagnosis requires accessing the tank, which usually means partial disassembly. When confirmed, replacement runs $480-820 typical depending on the unit. We see this maybe 1-2% of leaking-water calls; we always rule out drain line first because that's 60-70% of the volume.

02 · Diagnostic sequence on a leak call

Five-step process.

  1. Visual inspection of leak location. Inside the cabinet vs outside vs in front vs behind tells us a lot before we start tools.
  2. Defrost drain line check. Visual access to the drain port plus probe test. If clogged, this is the answer.
  3. Door gasket and condensation pattern check. Especially if interior pool plus visible cabinet condensation.
  4. Drain pan and condensate pump operation (if applicable to the install). Listen for pump cycling, check for pan overflow.
  5. Tank/sump check (only if 1-4 ruled out). Last because it's the rarest and most invasive.
