T-Series Reach-Ins (T-23, T-49, T-72, plus freezer variants)
The industry workhorse line. Single (T-23), double (T-49), or triple-door (T-72) reach-ins. Cooler or freezer (F suffix). Common failures in chronological order:

Most likely the condenser fan motor seized (we see this constantly at year 4 to 6) or condenser coil fouled with kitchen grease. Less likely: refrigerant leak, evaporator fan motor, compressor issue. We diagnose with gauges and visual condenser inspection.
How long do True commercial refrigeration units last?
With proper service: 12 to 15 years on inland installs, 8 to 12 years on coastal. The lifetime stainless cabinet warranty is meaningful, the cabinet itself outlasts the components. Replace components as they fail (defrost heater at year 5 to 8, fan motors at year 4 to 7, gasket at year 3 to 5) and the unit keeps running.
