01, Gas fireplace service across SoCal
Three months of use, twelve months of slow degradation.
Southern California uses fireplaces for maybe three months a year, November through January, on the cooler evenings. That seasonal pattern creates a very specific failure mode: the thermocouple or thermopile that held a millivolt charge all summer has oxidized just enough that when you go to light the fireplace for the first time in October, the pilot lights but won't stay on. Or the remote receiver lost its battery charge sitting unused. Or a spider built a web in the pilot orifice during the eight months the gas was off.
These are not catastrophic failures. Most are $200-400 repairs. But they happen reliably, they happen at the worst time (cold evening, guests coming over), and because SoCal homeowners don't think about their fireplace in July, they don't get it serviced before they need it.

We don't do wood-burning fireplace repair. SCAQMD Rule 445 restricts new wood-burning installations across most of LA, OC, Riverside, and San Bernardino, most retrofits these days are gas conversions. We do those.
02, Typical failure modes
What goes wrong on gas fireplaces, and how we diagnose it.
Won't stay lit (pilot lights, then dies)
The single most common gas fireplace problem we see, especially October-November first-light. Cause: thermocouple or thermopile output below the gas valve threshold. The thermocouple/thermopile generates a millivolt charge from the pilot flame heat. The gas valve uses that charge to know "the pilot is lit, it's safe to open the main valve." When the millivolt drops below the valve's holding threshold (typically 14 mV for thermocouple, 350 mV for thermopile-driven millivolt valves), the valve closes and the pilot goes out.
Fix: replace thermocouple ($30-60 part) or thermopile ($80-140 part), 25-40 minute job. We test millivolt output before and after to confirm.
Pilot won't light at all
Three usual causes: (1) Pilot orifice clogged, typically a spider or wasp built up debris in the pilot's 0.011" orifice. Clean with compressed air. (2) Igniter spark gap drifted or electrode cracked, replace electrode. (3) Gas pressure low at the appliance, usually a regulator issue upstream.
Remote control issues
Heat & Glo, Heatilator, Majestic, and Valor all use proprietary remote receivers. Common: (1) Battery dead in the receiver inside the firebox housing (most owners don't know there's a battery in the receiver itself, separate from the handheld). (2) Receiver-handheld pairing lost, repair process varies by brand. (3) Receiver electronics failed at 8-12 years.
Burner won't ignite (pilot OK, no main flame)
Almost always the gas valve. Either failed solenoid, failed pressure regulator inside the valve, or wiring/control fault. Valve replacement runs $300-550 part-only depending on brand and model.
Glowing log set / ember bed not glowing
Ember matter has migrated or burned away. Replace ember kit ($60-120 part). Quick fix, 20 minutes.
Blower won't run (direct-vent insert)
Blower assembly failure or thermostatic switch failure. Heat & Glo / Heatilator blowers on inserts run $180-340 replacement.

03, Brand-specific service notes
What we see in the field, by brand.
Heat & Glo (Hearth & Home Technologies). Most common premium direct-vent installer in SoCal. Series: SL-550TR, SL-750TR, 8000 Series, Cerona. Common failures: thermopile at 8-10 years, blower at 6-8 years, remote receiver at 10+ years. Parts widely available through licensed distributors. We stock thermopiles, igniters, and common remote receivers on the van.
Heatilator (also Hearth & Home). Sister brand to Heat & Glo, similar parts catalog. Heatilator Constitution and Eclipse series most common in SoCal. Same failure patterns as Heat & Glo.
Majestic (Hearth & Home, same parent). Direct-vent and vent-free units. Common in Calabasas and Thousand Oaks new construction 2010-2018. Parts interchangeable with Heat & Glo / Heatilator on most components.
Valor (Canadian, Miles Industries). Premium European-style direct-vent units. Distinctive log presentations. We see Valor most often in Beverly Hills and Brentwood retrofits. Excellent build quality, failures rare before 10 years. When they happen, parts come through Valor's North American distribution; usually 3-5 days.
Mendota (Hearth & Home). Premium direct-vent line. Less common in SoCal than Heat & Glo but appearing more in 2020+ builds. Shares some parts with the Hearth & Home family.
Lennox Hearth. Was Lennox-owned, then divested to Innovative Hearth Products. Older Lennox units (2010 and earlier), parts harder to source. Newer IHP-branded units, full parts catalog available. We service both.
Kingsman. Canadian, mid-premium. Direct-vent and vent-free. Similar service profile to Heat & Glo.
Empire / FireGear / outdoor-specific brands. Outdoor gas fireplaces (sometimes integrated into outdoor kitchens or as standalone fire pits): different sealed combustion architecture. Empire, FireGear, Hearth Products Controls, Real Fyre. Most outdoor installs use a Hearth Products Controls valve or similar. We service all of these.
04, Diagnosis process
When we arrive on a "fireplace doesn't work" call.
- Visual safety check. Flue/vent inspection, glass condition, log placement, gas line condition. 30-second walkthrough.
- Ignition system test. Does pilot light? Does it stay lit?
- Millivolt test at gas valve. Measure thermocouple/thermopile output during pilot run. This single test diagnoses the most common failure.
- Remote/wall switch continuity. Bypass remote at the gas valve to isolate remote vs gas valve.
- Gas pressure check. At the appliance, confirms supply.
- Blower test (for inserts). Disconnect thermostat switch, run blower direct.
Most diagnoses take 15-30 minutes. We tell you what's wrong and what it costs before any parts are ordered.

Pacific Palisades, Heat & Glo SL-550TR direct-vent, 14 years old
Won't stay lit. Thermocouple test: 12 mV (needs 18+ mV for valve to hold). Replaced thermocouple AND pilot generator together, they age together, and replacing one and not the other is a callback in 6 months. Tested pilot stable, main burner ignition, remote pairing.
Total: $385.
Beverly Hills, Valor LX2 direct-vent, 2018 install
Pilot lights, won't fire main burner. Tested gas valve solenoid: open circuit. Replaced valve assembly (Valor proprietary, 4-day order).
Total: $120 diagnostic first visit + $580 part + $180 labor on second visit = $880. Owner appreciated honest scope: this would've been double at most service shops.
Calabasas, Heatilator Constitution-50, 2015 install
Remote handheld working, fireplace won't fire. Diagnosed: receiver battery dead inside the firebox housing. Most owners don't know there's a battery in the receiver. Replaced battery ($8 retail), tested. Working.
Total: $120 diagnostic only, felt wrong to charge labor on a battery swap. Customer asked for our card.
Brentwood, outdoor Hearth Products Controls valve, 7 years old
Outdoor fire pit not igniting. Pilot orifice clogged with web (literally). Cleaned, tested, working.
Total: $120 visit + 15 minutes = $120. Customer gave us a $50 tip and said his last contractor wanted $400 to "rebuild the system."
Newport Beach, Majestic outdoor linear fireplace, 2020 install
Won't ignite. Multiple component failures from salt air corrosion at 4-5 years (way premature for inland install, Newport coastal exposure does this). Replaced ignition module + thermopile.

What we do, and what we send to other trades.
We service: all gas fireplace makes and models, direct-vent inserts, vent-free units, B-vent, see-through, linear/contemporary, outdoor-rated. Indoor and outdoor. Residential and commercial (restaurant ambiance fireplaces).
We don't service: wood-burning fireplaces or wood-fired pizza ovens. SCAQMD Rule 445 makes new wood-burning installations restricted across most of SoCal, and existing wood-burning fireplace repair is largely chimney sweep + masonry trade, not appliance repair. Most retrofits we see are gas conversions, converting an existing wood-burning fireplace to a gas insert. We do those.
We don't do: chimney sweeping/masonry, electric fireplace repair (different trade, mostly throwaway/replace economics), brand-new gas line installation from the meter (plumber trade).

My gas fireplace won't stay lit. What's wrong?
9 out of 10 first-light-of-the-season calls in October/November are thermocouple or thermopile failure. The pilot lights but the millivolt output isn't high enough to hold the gas valve open. $200-340 repair, 30 minutes once we have the part.
Is wood-burning fireplace repair available in LA?
We don't repair wood-burning fireplaces. SCAQMD Rule 445 restricts new wood-burning installations across most of LA, OC, Riverside, San Bernardino, and the existing wood-burning fireplace repair work is largely chimney/masonry trade. What we do: gas conversion of existing wood-burning fireplaces to gas inserts. Most retrofits we see now are these conversions.

Yes. These are our most common direct-vent brands (all under Hearth & Home Technologies). We carry thermopiles, igniters, common remote receivers, and ignition modules for these brands on the van.
My remote control isn't working but I just changed the batteries.
There are usually two batteries in remote-controlled gas fireplaces, one in the handheld, one in the receiver inside the firebox housing. Most owners don't know about the receiver battery. If the handheld batteries are fresh and it still doesn't work, the receiver battery is likely the cause.
How much does a gas fireplace repair cost in LA?
Most repairs are $200-400 all-in. Gas valve replacements (less common but happens) run $500-900. Anything quoted above $1,500: get a second opinion before authorizing the work.
Can you do gas conversion of my old wood-burning fireplace?
Yes. Two paths: (1) Drop-in gas insert into the existing wood-burning fireplace opening, uses the existing chimney for venting. (2) Gas log set + valve installation in the existing firebox, simpler but lower BTU output. We can recommend which makes sense for your home and SCAQMD compliance status.
